Roof Repair vs. Replacement: Conducting Your Roof Inspection

Homeowners typically assume the worst when their roof develops major leaks, rushing into an unplanned roof replacement. By the time an experienced roofer determines the best course of action, the homeowner may already have made their decision and have decided on a premature replacement.

Knowing the different conditions that require roof repair or replacement can help avoid such unnecessary expenses.

Conduct a Roof Inspection First

Start with a visual inspection of your roof. You don’t have to climb on the roof and risk injury by doing this. In fact, all you need is a quality pair of binoculars. Conduct your inspection on a clear day, looking at every side of the roof. Pay special attention to the roof edges and areas where flashing would be, such as valleys, protrusions and parts where the roof meets the wall. Note signs of damage, curling shingles and parts where the roof meets a wall or dormer. If you have a metal roof, look for areas where the outer coating is blistered, peeling or rusting.

Next, climb into the attic, and look for signs of water intrusion, such as water stains on the trusses, rafters and roof deck. Insulation that has clumped together means it has been absorbing excessive moisture. Also, take note of the temperature in the attic. Ideally, the temperature should be close to the temperature outside. If it’s too hot, you may have attic ventilation issues.

Repairs vs. Replacement

Based on your findings, consider how widespread the problem is. If it’s concentrated in a small and specific area, you’re looking at possible minor roofing repair work. However, it doesn’t mean that you should put off roof repairs for later. In the event that a storm strikes in the area, you may end up with a premature roof replacement rather than just calling for emergency roof repair.

On the other hand, if you’re seeing widespread signs of aging, particularly curling, loose or missing shingles, a roof replacement will definitely be in order. If this is the case, think of it as upgrading your current roof. Roofing technologies have improved by leaps and bounds in the past few decades, and once you have the new roof installed, you’ll have the peace of mind knowing that your home will be protected against the elements.
