Interior Inspection
A professional roofing inspection begins with a look at the interior. The condition of the roofing structure and decking is checked at this stage. Signs of moisture damage, such as water stains, clumping attic insulation and softened wood, are earmarked for repair or, in some cases, replacement. Ventilation issues are also addressed at this point as improper ventilation can aggravate the damage.
The roof interior is also inspected for issues that affect roof insulation. Attic ventilation, in particular, is important as many roofing problems are caused by trapped heat and moisture in the attic. No action will be taken yet as the condition of the roof exterior still needs to be checked at this point.
Exterior Inspection
In addition to looking for signs of normal wear and tear, exterior roofing maintenance includes inspecting the roof edges for signs of wind damage. This includes gaps between the roof edge and starter strips (the reinforced first row of shingles) as well as missing or displaced flashing, vent boots and shingles. The roof is also inspected for impact damage, typically caused by hailstones, tree branches and airborne debris.
Repair and Maintenance Plan
Once your roof’s condition is fully assessed, your roofing contractor will go over the findings with you and discuss the next steps to be taken, including when the next roof maintenance should be scheduled. If the roof requires repairs, you will be given a written quotation for the repair costs. If your roofing contractor offers insulation services as we do, so much better; you will only need to hire one contractor to address both roofing and insulation problems.
