5 Signs You Need to Replace Your Old Roof

Even with proper maintenance and timely roof repair, your roof will eventually reach the end of its service life. As a homeowner, it’s important to keep an eye out for signs that indicate you need a new roof. All Angles Covered shares these signs:

  1. Your Roof Is Beyond Its Expected Lifespan — If you’re not the first owner of your home, it’s worth finding out what year the current roof was installed. If the roofing warranty was transferable, the installation date should be clearly indicated in the paperwork. Asphalt shingle roofs typically last between 20 to 30 years, so if you’ve been living in your home for around the same time, you should start preparing for an upcoming roof replacement.

  2. Your Roof Is Showing Its Age — Keep an eye out for signs of aging, such as curling, cupping or cracked shingles, bald spots where granules should be and a generally worn-out look. If you notice shingles that have started coming off, the roofing felt layer is exposed to the elements, which means you will need a new roof in a few months’ time.

  3. Pinholes In the Attic — Climb into the attic on a mild and sunny day, and inspect the roofing plane. If you notice pinholes of light, your roof will definitely need to be replaced soon. In addition to letting rain and snow into the attic, your roof would be in danger of extensive water damage that will require emergency roof repair.

  4. Structural Issues — Old roofs, particularly those that have undergone roof replacement at least once, may start showing structural issues that make repairs impractical. Such issues include crooked or sagging roof lines or collapsed sections of the roof itself.

  5. Wind and Impact Damage — Wind and impact from hail and airborne debris can cause a great deal of damage to old roofing. Stress lines that look like creases, starter strips separating from the roof edge, and deep dents that penetrate all the way to the roof deck are just examples of what wind and debris can do to an old roof.
